The Big Five

Every number here comes straight from the Medina County Auditor, the same records your agent pulls to price a home and a lender checks before they write a loan. We update them every month so you're always looking at current data. These are real sale prices from real Medina County transactions, and you can verify every one of them at the auditor's website. Whether you're buying and trying to figure out if a price actually makes sense, or thinking about selling and want to know what homes like yours have been getting, The Big Five are where that conversation starts.

1
$345,000
Median sale price The midpoint of all home sales here in the last 12 months. Half sold for more, half for less. If your budget is above this number, most of the market is in range. Below it, homes are available but you're working with the lower half of what's out there. Unlike an average, one high-priced sale doesn't throw this number off.
2
+9.7%
vs. last year Compares this year's median sale price to last year's. A dip doesn't mean the neighborhood is losing value. Prices often pull back after a hot year. For buyers, a negative number means more purchasing power than 12 months ago. For sellers, it's useful context on where the market sits today. See the price history chart below for the full picture.
3
31
Homes sold How many homes actually changed hands here in the last 12 months. A higher number means an active market. Homes sell quickly and buyers have more options. A lower number means a quieter market with less buyer traffic. It also tells you how much to trust the median price above. More sales means more data behind it, not a figure built on a handful of transactions.
4
0.9%
Annual tax rate Your yearly property tax bill as a percent of what you paid for the home. At 1.2%, a $400,000 home costs about $4,800 a year in taxes, roughly $400 a month added on top of your mortgage. Compare this across neighborhoods to see where your dollar goes further.
5
+24%
Above county value The county auditor has an official value on file for every home. It is what your property tax bill is based on. That number gets updated every few years and tends to run behind the real market. This tells you how much more homes here have actually been selling for above that county estimate. When you look up a home on the auditor's website, the value you see is not what you'd pay.

The median sale price in the stats above combines every property type sold here. For a more accurate number, use the row that matches what you're shopping for. Property types with fewer than 3 sales in the period roll into the combined total and won't appear as a separate row.

Numbers come from Medina County public deed records, filed with the county auditor and open to the public. Residential homes only. Includes for-sale-by-owner and foreclosure sales not tracked through an agent, so figures may run slightly different from what an agent's report shows.

Prices reflect conditions at the time of sale. Economic events like interest rate cycles, pandemic-era demand shifts, and changes in local housing supply can cause year-over-year swings that overstate or understate what the underlying market is actually doing. The trend is useful context, not a final word.

The village's own history says New England settlers homesteaded beside Camel Creek in 1817, that Henry Thorndyke and James Fowler were the first landowners of the township's twenty-five square miles, and that Fowler named it after Westfield, Massachusetts. The village was established in 1826 and laid out as a New England settlement around a central four acre green, with the village hall facing the commons built two years later and soon joined by two churches, a general store and an inn. The post office arrived in 1836 and the place became known as LeRoy until the name was changed back to Westfield Center in 1971. A new Village Hall holding the municipal offices, police department and post office was dedicated in 2001, with a village park just north of it. The road around the green is Park Circle, and the insurance company's home office is addressed One Park Circle.
