Who runs this
Medina Homes Guide is built by a neighbor for the neighbors.
It is a full-county knowledge base for the small businesses, the neighborhoods, and the questions that shape everyday life in Medina County, Ohio.
Why this exists.
There are things a Medina resident needs to know that Google keeps missing. Who to call when a gutter comes loose. Which piano teacher takes brand-new kids. When to put down fall fertilizer before the ground freezes. Where to take your cousin from Cincinnati for dinner. The answer is usually one neighbor away — that neighbor just doesn’t show up in the first six Google results.
The answers exist. They live in neighbors' heads and on Facebook groups and behind the counter of businesses that have been here for eighty years and never bothered with a website. MHG's job is to put those answers in one place, keep them accurate, and make sure the small businesses that have been doing this work forever finally show up when someone asks for them.
How MHG makes money.
Free to every Medina County resident. This side of the site doesn’t have a paywall, doesn’t gate anything behind a subscription, and won’t ever sell a spot in the rankings.
Small businesses pay a small optional fee to get a richer profile, better lead visibility, and review-response tools. Real estate agents pay for a dashboard product called Yoke that lives at a different URL. Neither one changes what shows up in a MHG search, ever. The wall between "the free helper for residents" and "the paid product for businesses" is load-bearing.
How MHG verifies.
Every business here gets cross-checked against Medina County’s own public records. Agent transaction histories get pulled from the county deed record — same for neighborhood price data, which comes straight off the auditor’s site. When Eugene writes a story, the source shows up in the footnote: a museum, a library archive, or a named local historian.

Who's behind it.
MHG is built and run by Dan King, a designer, developer, and longtime resident of Medina County. Every page you see was written or vetted by a real person who lives here. Eugene handles the history research. Opal keeps the voice from drifting into AI-speak. Jake reads everything before it goes public. Connor sits with any decision that could bend the trust contract.
