For sellers

Four listing tiers

The right tier depends on the buyer you’re trying to reach.

Basic is for the seller who wants the county to know their home is on the market. Standard is where most Medina sellers land. Signature is for the home a buyer is comparing against three others in three different states. And Signature plus Concierge is what you offer when the buyer isn’t just picking a house; they’re picking whether to move their family to Medina County. Every paid tier includes the review flow that feeds MHG’s neighborhood knowledge base.

TIER 01

Basic

Every home for sale gets one

$0

30 days on the map

For the seller who wants the county to know their home is on the market and has a picture and a price to prove it.

Your home on the map

Cross-checked against the county's own records.

Every listing carries the auditor stamp. Buyers see the difference between a listing and a rumor.

The essentials

Address, price, beds, baths, sq ft, one owner photo.

Enough for a serious buyer to decide if they want to see it in person.

30 days on the map

Upgrade anytime and pick up where you left off.

If your home hasn't sold in 30 days you can move to Standard, Signature, or Signature plus Concierge without starting over.

TIER 02

Standard

For the home you want to read like a home, not a spreadsheet

$300 one-time

60 days on the map

For most Medina County sellers. If your home is priced under about $600K, this is probably the right one.

Everything Basic includes

Map, essentials, auditor stamp.

A professional photo set

Shot by MHG in one afternoon session.

Homes with professional photos sell faster and closer to asking. The buyer scrolling on their phone Sunday morning stops on the ones that look like magazine features, not tax records.

A full listing page written by our team

We know your neighborhood: the schools, the walk to the coffee shop, the specific stretch of your street.

We use that to write a page that reads like a knowledgeable neighbor explaining why they'd want to live here. Not a generic MLS description that could be about any 4-bed 2.5-bath in Ohio.

Weekly listing-page traffic report

Anonymous pageview counts and search terms, sent to your inbox on Fridays.

You see how many people opened your MHG listing page this week, which neighborhood pages they arrived from, and which search queries brought them there. All aggregate, all anonymous. MHG never sees who requested a showing or who submitted an offer, because MHG's “Request a showing” button routes that email directly to the owner or the owner's listing agent without a stop at MHG. What MHG can report is what MHG can see: pageviews. What actually happens with buyers is between the buyer, the owner, and the agent.

Post-closing review of the listing experience

After a listing closes, MHG invites the buyer and the seller to review MHG.

When your home closes, MHG sends the buyer and the seller a short review form. It asks about MHG, not about your agent's negotiation and not about the buyer's specific reactions to your kitchen. Those conversations belong between the buyer, the seller, and the agents. What MHG collects is whether the listing page did its job: did it help the buyer decide it was worth a visit, did it answer the questions a real buyer had, did it match what they found when they walked through. Those reviews live on the neighborhood pages and feed the answers other buyers see when they search.

Post-closing review

When your home sells, both buyer and seller review the MHG experience.

The review lives on your agent's MHG profile if they were involved, on your listing's archive page, and feeds the neighborhood knowledge base. Reviews that answer questions become the answers other buyers see when they search.

TIER 03

Signature

For the home you want buyers to screenshot and send to the person they're deciding with

$1,500 one-time

90 days on the map

For homes priced above about $600K, unique properties, homes on acreage, and any seller who wants the full editorial treatment.

Everything Standard includes

Photos, full page, weekly traffic report, post-closing review.

A magazine-quality page laid out by hand

Full-viewport photos, numbered chapters, story sections.

The buyer walks through the house on the page the way you'd walk them through it in person. This is a listing buyers text to their spouse.

Drone footage of your property

The aerial view answers questions ground-level photos can't.

What are the neighbors like. How mature is the tree canopy. What does the property line actually look like. Buyers land on the page and they already understand what walking your lot feels like.

A short walkthrough video

For out-of-town buyers who can't visit before deciding to visit.

A meaningful share of buyers at this price point are relocating from out of state. If they see the house on video first, the ones who visit are the ones who are serious. You spend less time hosting tire-kickers.

Extended post-closing review

A longer review form for the buyer and the seller after closing.

Signature adds a long-form review at closing. Buyers and sellers who are willing take twenty minutes to describe what worked and what didn't about MHG, the neighborhood page, and the listing page. Those reviews shape the next Signature listing MHG builds. What buyers say during the sale, before the sale, and about your specific home stays where it belongs: with the agents actually negotiating the deal.

Reviews from every closed transaction

Buyer and seller both leave a review on the agent, the neighborhood, and the MHG experience.

These reviews feed the county's agent ratings, the neighborhood knowledge base, and the AI answers other buyers see when they search 'what's it like living in Wadsworth' or 'best Medina realtor for a first-time buyer.'

TIER 04

Signature + Concierge

For the home whose buyer is deciding whether to move their family here

$5,000 one-time

listing stays live until you close

For homes above about $1.25M. At this price the buyer is choosing whether to move their family to Medina County.

What Concierge is, in plain English.MHG prepares itineraries and makes introductions. Every reservation is between the buyer and the venue, in the buyer's own name. MHG is not a travel agent, does not hold reservations as principal, and does not charge the buyer's card. MHG accepts no compensation from any venue named in a concierge itinerary. If a venue offered a kickback, this would violate 12 USC § 2607 (RESPA § 8) and MHG would refuse it.

Every Signature feature

Magazine page, drone, video, extended review, closing review.

A weekend itinerary prepared for every serious buyer

MHG builds the itinerary. The buyer books each stop directly.

When a serious buyer wants to see your home, MHG doesn't just help schedule the showing. We prepare an itinerary that names the inn we'd stay in, the restaurant we'd eat at Friday night, the golf course a member has offered a guest round at, and the coffee shop worth walking to Sunday morning. The buyer confirms each reservation in their own name. MHG makes the introductions and, if the buyer wants us to, follows up to check the itinerary matches what they expected.

Handwritten itinerary delivered before they arrive

Cream stationery, MHG note, printed weekend plan.

Two days before their flight, a small package arrives at the buyer's door. Inside: cream stationery, a handwritten note from MHG, a printed itinerary for the whole weekend, and the direct line to every host on it. The buyer has already booked each stop in their own name. What arrives at their door is the calm version of everything they need: what time, what address, who to ask for.

Every reservation double-checked by MHG

If the flight is late or the weather turns, MHG helps the buyer adjust with each venue.

The buyer books each stop themselves so the room, the table and the tee time are in their own name. MHG confirms the itinerary two days before arrival and, if the weather or the flight changes, calls each venue with the buyer to help move things. Every reservation is between the buyer and the venue. MHG never charges the buyer's card and never receives compensation from the venue.

Private showings scheduled by the owner or the listing agent

MHG never schedules a showing. The owner or the listing agent does, on the buyer's timing.

Homes at this price sell to buyers who need thinking room, not urgency. MHG's job at Concierge is to make sure the buyer's weekend around the showing is planned. The showing itself is scheduled between the buyer (or the buyer's agent) and the owner or the listing agent. MHG doesn't sit in the middle of that.

Concierge experience captured in feedback

Buyers rate every step of the weekend they had.

The room. The restaurant. The tee time. The Sunday coffee. Every touchpoint feeds forward, both to your listing's private post-showing report and to the MHG knowledge base of what makes Medina County feel like home to an out-of-town buyer.

Post-closing review of everything

Buyer and seller review the agent, the neighborhood, the MHG experience, and the concierge.

These become the highest-value reviews on the site. When another luxury seller researches whether Signature plus Concierge is worth it, they read the review from the last luxury seller who used it.

Listing stays live until you close

No expiration and no relisting fee.

When your home sells, we take it down together and move it to the closed-sales archive. No renewal cycle, no re-payment.

Why reviews matter more than the listing itself

Every review teaches MHG what buyers actually need to know.

Every review left on your listing does two jobs. First: it helps the next buyer decide whether Medina County is home. Second: the questions your buyer keeps asking become the answers the whole MHG site starts giving. That's how a review of your Wadsworth home ends up feeding the county-wide answer to "what's it like living in Wadsworth."

Your reviews power the same MHG systems that other residents lean on: the neighborhood pages, the AI answers, the agent ratings. It's the same reason your listing shows up when they search: because someone before them said something that mattered.

Signature + Concierge

What a weekend looks like for the buyer coming to see your home.

A serious buyer at this price is choosing whether to live here. Here is the weekend MHG builds for them.

Thursday · 5:12 PM

Their inbox: a printed itinerary, a handwritten note, every host expecting them.

Two days before their flight, a small package arrives at the buyer's door. Inside: cream stationery, a handwritten note from MHG, and a printed itinerary for the whole weekend in Medina County. Every stop is booked in the buyer's own name. What we hand them is the calmer version of everything they need: what time, what address, who to ask for at each door.

The itinerary is written before they land.

Friday · 6:30 PM

Dinner two blocks from the home they came to see.

The restaurant your neighborhood is known for. The buyer's reservation is in their own name, made when we sent them the itinerary. MHG lets the owner know a serious out-of-town guest is coming, and the host has their name at the door. When the buyer leaves, they've already met one of the neighbors. The owner. This is how the neighborhood starts to feel like home before they've even seen the front door.

Their room is waiting.

Saturday · 7:45 AM

A tee time on a course they'll want to be a member of.

When a member of one of the local private clubs will host a buyer as a guest, the itinerary names the club and the time. The buyer plays a round the way a member would, then walks the clubhouse without a sales pitch. MHG has no standing arrangement with any club and no club pays for the placement; the guest round is a member's own invitation, offered case by case. They're seeing what a Saturday morning in this part of Medina County actually looks like. By the eleventh hole they're already deciding.

Country club golf course fairway at early morning, low mist over the closely-mown grass, mature trees lining the fairway.
Their tee time is set.

Sunday · 10:00 AM

Coffee at the shop three blocks from your front door.

Before the showing, the buyer walks the neighborhood. They grab coffee at the shop on the corner, watch the runners go by. By the time they walk into your home they're already imagining living there. By then the only question left is how much they'll offer.

Since the August 2024 NAR Settlement

The buyer's agent commission is a conversation between the buyer and the buyer's agent. Not between you and MHG.

The fee you pay MHG covers advertising on MHG. It does not cover any real estate commission on either side of the sale. Since August 17, 2024, a buyer's agent must have a written buyer representation agreement with the buyer before showing a home. What the buyer's agent gets paid is negotiated between the buyer and their agent, not automatically set through the MLS the way it used to be.

In some deals the buyer asks the seller to contribute to the buyer's agent commission as a concession, right alongside the price and the closing date. In some deals they don't. That is a conversation you have with the listing agent you hire, if you hire one. MHG does not sit in that conversation, does not advise on it, and does not take a cut of any commission on either side.

This is a plain-English summary, not legal or brokerage advice. Ask a licensed Ohio agent or attorney for anything more specific.

The one rule

MHG never sets your price. Ever.

Your home is worth what a buyer will pay an agent to put in writing. MHG hands you the county data, shows you the nine factors that matter, and introduces you to a Medina agent who will look at your house and stand behind their number. What MHG never does is give you a number MHG made up.

Legal Notice MHG advertises Medina County homes on behalf of the homeowner. MHG is not a licensed Ohio real estate broker, does not represent buyer or seller, does not present offers, does not negotiate, and does not hold earnest money. Showing requests and offers route directly to the homeowner or the homeowner's licensed agent. Read the full listings policy →
