The Big Five

Every number here comes straight from the Medina County Auditor, the same records your agent pulls to price a home and a lender checks before they write a loan. We update them every month so you're always looking at current data. These are real sale prices from real Medina County transactions, and you can verify every one of them at the auditor's website. Whether you're buying and trying to figure out if a price actually makes sense, or thinking about selling and want to know what homes like yours have been getting, The Big Five are where that conversation starts.

1
—
Median sale price The midpoint of all home sales here in the last 12 months. Half sold for more, half for less. If your budget is above this number, most of the market is in range. Below it, homes are available but you're working with the lower half of what's out there. Unlike an average, one high-priced sale doesn't throw this number off.
2
—
vs. last year Compares this year's median sale price to last year's. A dip doesn't mean the neighborhood is losing value. Prices often pull back after a hot year. For buyers, a negative number means more purchasing power than 12 months ago. For sellers, it's useful context on where the market sits today. See the price history chart below for the full picture.
3
—
Homes sold How many homes actually changed hands here in the last 12 months. A higher number means an active market. Homes sell quickly and buyers have more options. A lower number means a quieter market with less buyer traffic. It also tells you how much to trust the median price above. More sales means more data behind it, not a figure built on a handful of transactions.
4
—
Annual tax rate Your yearly property tax bill as a percent of what you paid for the home. At 1.2%, a $400,000 home costs about $4,800 a year in taxes, roughly $400 a month added on top of your mortgage. Compare this across neighborhoods to see where your dollar goes further.
5
—
Above county value The county auditor has an official value on file for every home. It is what your property tax bill is based on. That number gets updated every few years and tends to run behind the real market. This tells you how much more homes here have actually been selling for above that county estimate. When you look up a home on the auditor's website, the value you see is not what you'd pay.

The median sale price in the stats above combines every property type sold here. For a more accurate number, use the row that matches what you're shopping for. Property types with fewer than 3 sales in the period roll into the combined total and won't appear as a separate row.

Numbers come from Medina County public deed records, filed with the county auditor and open to the public. Residential homes only. Includes for-sale-by-owner and foreclosure sales not tracked through an agent, so figures may run slightly different from what an agent's report shows.

Prices reflect conditions at the time of sale. Economic events like interest rate cycles, pandemic-era demand shifts, and changes in local housing supply can cause year-over-year swings that overstate or understate what the underlying market is actually doing. The trend is useful context, not a final word.

Who is the mayor of Spencer Ohio

The Village of Spencer is run from the municipal building at 109 North Main Street on 330-648-2907, open 7am to 3pm, by a publicly elected six-member council that meets the third Wednesday of each month at 7pm. The village's audited statements say it provides water and sewer utilities, park operations and police services. The 2025 minutes name Jim Kiousis as mayor, Sheri Ward as fiscal officer, Greg Huber as solicitor and Todd Mosher at the street department, with Steve Ensign as 2025 council president. Council works through Legislative and Planning, Safety, Parks and Buildings, Streets and Sanitation, Finance and Records Retention committees plus a Planning Commission. The village is zoned, the zoning inspector is Rob Lenhart on 330-242-5817, and the zoning ordinance posted on the village's own site is dated December 2010 and was being rewritten through 2025 because, as the solicitor told the planning commission, the current book has no conditional-use language.

Does Spencer Ohio have city water and sewer

A Spencer Village house is on public water, public sewer and village-contracted trash. The federal Safe Drinking Water Information System lists the Village of Spencer as PWSID OH5201611 with 312 service connections, and its only active source is a consecutive connection buying fully treated surface water from the Rural Lorain County Water Authority, PWSID OH4701803, in LaGrange, Lorain County. Water and sewer are run by an elected Board of Public Affairs with Irene Gehring as president, Brian Massie and Jeff Gauchat as members and Ken Homoki as superintendent, meeting the second Tuesday of each month at 6pm. The village publishes a combined water and sewer rate of $73.04 for the first 2,000 gallons with overage above that, bills issued the 10th and due the 25th, a $25 late fee, and a $200 renter deposit. The sewer plant itself is outside the village: Ohio EPA permit 3PA00018 places the Village of Spencer wastewater treatment works at 11680 Spencer Mill Road out in Spencer Township, discharging to Spencer Creek at an average design flow of 0.09 million gallons a day. Council awarded an exclusive trash franchise by sealed bid to AM Junk Removal and Dumpster Rental, and it ended the recycling bin programme at the park in 2024.

Can you get natural gas in Spencer Ohio 44275

The Village of Spencer's own council minutes record the mayor reporting that, after a meeting with Lorain-Medina Rural Electric about its new headquarters in the village, he was told Columbia Gas had said there was not sufficient gas supply for that building and not enough supply to support even one new home in the village. Columbia Gas of Ohio is the local distribution company, separate from Columbia Gas Transmission, the interstate pipeline company that owns public-utility parcels out on Spencer Township's northern boundary. Natural gas distribution service exists in the village, unlike in much of the township, but the village has been told on the record that the system has no capacity for a new connection. Anyone looking at a vacant lot in Spencer should put that question to Columbia Gas before anything else.

The village's own 2025 council minutes show Mike Wright as chief and a small mixed full-time and part-time roster, with George Daher hired part-time in March 2025. Council adopted an ordinance in January 2025 entering a county-wide mutual aid agreement for additional police protection, and the minutes record body cameras obtained from the Medina Police Department, radios from the sheriff's department, radar calibration coordinated with Lodi and Westfield, and a 2017 cruiser in service. Parking is prohibited on Liberty Street between 2am and 5am.

Why do trains block Main Street in Spencer Ohio

Spencer is a four-way railroad junction inside the village line. The Ohio Rail Development Commission describes it as the convergence of four Wheeling and Lake Erie subdivisions, Hartland north, Akron east, Brewster south and Carey west, and on July 20, 2022 it approved a $490,626 grant that satisfied the state match on a federal application. The Federal Railroad Administration's CRISI programme awarded up to $6.9 million toward a project estimated at $9.8 million to reconfigure the connecting tracks. The commission's stated reason is that traffic moving between the lines currently blocks the North Main Street and State Route 301 crossing, and the Medina Gazette reported the grant. The Medina County Auditor records the Wheeling and Lake Erie Railway Company owning 15.93 acres of rail land off East Main Street in the village.
