Living here

The swing on the big oak comes with one rule.

Any kid who walks down this sidewalk is welcome on it. No knocking, no asking. The family that hung it in 2022 chose polyester rope on purpose, so it would never rot through under somebody's child. A street where that rule works is a street where the neighbors know whose kid is whose, and that is the thing about Crestwood Avenue that no photo can get across.

The two oaks are the price of admission. Every fall they let go, the City picks up leaves in rounds, and you will be out there more than once. The family liked to picture those trees already standing when the house went up in 1950. That is their story, not a fact, and it is a good one to tell a kid on the swing.

Mornings

5:30 coffee, and the sun coming up over the house across the street.

Here is a morning in this house. The breakfast nook faces the street, so the first coffee of the day comes with the sun rising over the neighbor's roof, and on a good morning an early jogger going by. The kitchen is right behind you, and the first fire of a cold day is one room over.

Whoever gets up first in this family is going to end up in that nook, and after a week they will not want to give it up.

Out the front door

Kindergarten to graduation in one district.

Lincoln Elementary is a half mile from the front walk, close enough that the morning drop-off can be a walk when the weather allows it. Wadsworth runs one school district for the whole city, so a kid who starts kindergarten here never crosses a district line on the way to graduation. For a family that plans to stay, that is worth more than most of what shows up on a spec sheet.

Durling Park is eight tenths of a mile the other way, on East Boyer Street: pickleball and tennis courts, a basketball court, a ball field, a playground, a pavilion with grills.

The family redid the upstairs bath, which is the kind of thing you want already done when you move in with a kid who has to be at school by eight.

Out back, and around the corner

Somebody in this house is going to claim the sunroom.

Light on three sides and its own fireplace. In the last family it was hers, and she did not share it much. Whoever moves in next will find their own use for it, work, reading, homework while dinner cooks, but somebody is going to plant a flag in it inside a week.

The yard is built for a long Saturday. The fort by the back fence has a working crane for hauling buckets of pea gravel up to the window, a speaking tube to shout orders down to the ground crew, and a climbing wall that keeps anybody out who lacks the nerve of a four-year-old. The sign on the front says BEWARE OF PIRATES, and it is not kidding.

The fire pit has done more s'mores than anyone has counted.

And one thing the photos cannot show: a secret room on the second floor. Kids find it on their first visit and never stop asking to sleep in it.

Five minutes by car gets you to Pine Valley, eighteen holes on Reimer Road, which is close enough to work on the short game on a weeknight. Memorial Park has a free eighteen-hole disc golf course six minutes away.

The YMCA is a mile and a half, with two indoor pools, an outdoor pool for summer, and four indoor pickleball courts.

Wadsworth runs CityLink, its own fiber internet, for whoever in the house works from home.

Before you decide

Thirty photos can't tell you how this house feels to stand in.

This page has thirty photos of 428 Crestwood Ave, and none of them can tell you how the house feels when you are standing in it. Photos flatter every house. A wide lens makes a small room look bigger, and a sunny afternoon makes any yard look good. That is true here, and of every other listing you look at tonight.

So take your time, and bring the friend who tells you the hard truth. Careful and slow are two different things, though. A house that is right for you is usually right for somebody else too.

When you come, stand in the sunroom on a bright morning, and ask to see the secret room. You can look at a photo of a lake all day and still not know how cold the water is. Book the showing.

Team Leader · Showcase Home Group at eXp Realty

Her story · as told to Mimi Vanderhaven magazine

Nearly twenty years in Medina, and a team built to answer first.

Amy Hoes has sold homes in Medina for close to twenty years, and the strategy has not changed much: pair the newest tools with disciplined market knowledge and the kind of service where a client keeps the same agent from the first showing to the closing table. What has changed is the size of what she built around it…

Read the rest of Amy’s story

Showcase Home Group at eXp Realty is now a 50-agent team based on Medina Road, and by the team's own count it sells more than 400 homes a year with close to 100 transactions pending at any given time, more than double the next Medina-based team.

It is a family operation. Her husband Kurt manages the numbers. Her daughter Atalie works on the team. And the way they use AI is the part that caught our eye: not captions and listing descriptions, but systems built into the operation of the business that read complex documents, track patterns across hundreds of deals, and remember what solved a late-night problem last time so the next one gets solved faster. Knowledge gained by one agent is shared by all of them, while the client still deals with one person the whole way through.

She also watches the Southwest Florida second-home market for buyers who think in decades, and her team's advice to a Medina seller is the simplest line in the article: wonder what your home is worth, give them a call, and someone will come out and tell you.

We use AI heavily. A lot of agents use it for basic tasks like writing captions or listing descriptions. We embed AI into our operational systems.

The home

A 1950 cape cod on a third of an acre, with a four-season sunroom off the back.

This is a white cape cod on Crestwood Avenue in Wadsworth, with two large oak trees out front. Four bedrooms, two full baths and a half, and 2,430 finished square feet on two floors.

The four-season sunroom off the back has its own fireplace and windows on three sides, and the seller's wife thought of it as her room, for the natural light. The kitchen has white cabinets, stainless appliances, and a breakfast nook whose window faces the front yard and the street. The living room has the second fireplace. The dining room is between the kitchen and the living room.

Upstairs, the full bath was redone with a subway-tile tub surround and a wood-trimmed shower. The lower level has a finished craft room with its own bath. Out back: a brick patio, a fire pit, the Pirates fort with a slide, a barn-style shed, and a detached two-car garage with a room above it.
