The policy
How MHG Listings work.
Plain language, before a single home goes public. If any of this changes, we date the change and post it here.
What MHG does.
MHG advertises Medina County homes on behalf of the homeowner. Every listing gets a page, a pin on the county map, an MHG-authored neighborhood description, and cross-verification against the county's own parcel records.
What MHG does not do.
MHG is not a real estate broker. MHG does not represent the seller, does not represent the buyer, does not present offers, does not negotiate on behalf of either party, and does not hold earnest money. All showing requests and offers route directly to the homeowner or the homeowner's listing agent.
Who can list.
Any Medina County homeowner can list their own home on MHG. If the home is currently listed with a real estate agent, the homeowner should ask their agent to also submit the listing to MHG — the MHG listing sits alongside the MLS listing and does not replace it. Homes that are for sale by owner (FSBO) also qualify.
Photo rules.
Photos come from one of two sources: the homeowner (free tier) or MHG's own photographer (paid tiers). MHG never scrapes, reuses, or republishes MLS or third-party photos. MLS photos are copyrighted by the listing broker and cannot be transferred to MHG without their permission.
Verification.
Every listing gets cross-checked against three data sources maintained by Medina County itself: the auditor's parcel record (owner name, tax status, assessed value), the recorder's deed history (chain of title), and the GIS layer (lot dimensions, structures). If we cannot verify a claim from these sources, the listing shows a "pending verification" flag until we can.
Pricing.
The MHG listing itself carries a flat fee that never changes based on the sale price. The four tiers (Basic, Standard, Signature, Signature + Concierge) reflect the amount of work MHG puts into producing the listing page. The sale price of the home never changes what MHG charges. See the tier pricing →
Removal.
A homeowner can request removal of their listing at any time by emailing dan@medinahomesguide.com. Listings are removed within 24 hours of request. Sold listings remain on the map for 30 days with a "SOLD" flag, then archive to the neighborhood's sales history page.
Under review.
This policy is currently under review by MHG's compliance persona (Jake) before any listings go public. The Phase 0 sample map you see today has zero real listings. Every pin is clearly labeled SAMPLE. Public listings begin only after the compliance review is complete and posted here.
